UWCRC 2.0 Project – Market Lands

Project Description

Located in the Exchange District, at the site of the former Public Safety Building, Market Lands is a cutting-edge mixed-income, mixed-use project that is designed for net zero energy consumption. The $43 million, project is being developed as a partnership between UWCRC 2.0 and Centre Venture Development Corporation.
The planned 10-storey mixed-use building, will create 102 new apartment units as well as a Creative Hub on the first and second floors. The apartments will range from studio to two-bedroom units, with affordable and market rents. The mixed-income model will assist in breaking down socio-economic and cultural barriers, and is intent to foster a diverse and inclusive residential community. Market Lands will prioritize newcomers, refugees, Indigenous peoples, women, children and people living with disabilities for the 52 affordable units. These income-tested units will be rented at 59 percent of CMHC Median Market Rent for the neighbourhood. In addition, 30 percent of suites will be barrier-free or barrier-free adaptable.
The project has received $4 million from Heritage Canada’s Cultural Spaces Fund. The City of Winnipeg has approved municipal tax relief for a 25 year period and a 99-year land-lease for the project. A further $27 million in funding and financing sources have been confirmed, with an expectation that remaining project funding will be secured over the summer months.
